General information for buyers and the most talked about topic in Real Estate when considering an agent is “How much do you charge”, or commissions.
- Financing - Crucial point here is getting the best financing you can. A very legthy topic overall but through the 2009 – 2010 and maybe beyond the mortgage of choice will be fixed rate financing. This means your rate and payment won’t change. When considering adjustable rate financing find out what the payment will be when it adjusts. The point is that when you are looking and find your dream him you are prepared to make an offer. It’s the Ready part of Ready, Willing and Able.
- Commissions and Fees: Good News! As a buyer representation is at no out of pocket cost to you. Fees and commissions are generally paid by the seller. This doesn’t mean your agent works for for the seller. The fees are paid at closing and are paid to your agent’s brokerage first, but your agent represents you.
- Finding a Realtor – You found one! Really now. If you are reading this site I wrote just about every word. I get tons of email where mortgage people and title companies cut and paste other people’s work into an email. Plagiarism? Overall I would have a lower level of trust. Why should you trust me? I’m just honest. I do the best job I can with the information provided to me. If you ask I will tell you my opinion. My job is to find you the best home that fits all the criteria you have provided.
- Location, Location, Location!!! The best location is determined by YOU! Some want to live very close to work. Some are OK with an hour commute so they can live where it is quieter, or close to family. Some want to live in a specific school district or zip code. Some want quick freeway access. Some want to be close to the grocery store, dry cleaners, gas station etc as they want all of those things to be quick and easy.
Other notes…
That being said I also will refer you to others in the market that specialize or are better suited for the job. Example: I have never sold a home in Sun City. Much is age restricted and I have about 30 years before I retire so I have a friend that does Sun City.Another example is the luxury market. There doesn’t exist an agent that wouldn’t want to make a sale on a million dollar home. BUT I don’t believe I know enough about the market and the homes to adequately represent you. I can certainly speak with you and gather some information. Based on what you tell me I will have or find an agent that specializes in that niche. Call me.
